Should You Repair or Replace Your Roof? A Guide for Central Texas Homeowners

As a homeowner, deciding whether to repair or replace your roof is often a challenging decision. With Austin’s rapidly changing weather—ranging from scorching heat in the summer to thunderstorms in the spring—it’s important to know how to protect your roof and maintain your home’s structural integrity.

So, how do you know which option is right for you? Let’s dive into this guide to help you assess the key factors, compare the pros and cons, and make the best decision for your budget, timeline, and long-term goals.

Quick Tips to Get You Started

  1. Choose replacement if your roof can no longer protect against the elements, has extensive damage, or has deteriorated due to age.
  2. Opt for repairs if your roof is less than 12 to 15 years old and the issues are limited to specific spots.
  3. Roofs older than 15 years are often due for replacement when significant problems arise.

Weighing Your Options: Roof Repair vs. Roof Replacement

When it comes to a roof that is still functional but aging, the decision isn’t always clear-cut. Repairs may provide a cost-effective, short-term solution. However, a new roof offers the benefit of long-term durability, potentially lasting 20 to 40 years depending on the materials used.

In Austin’s varying climate—ranging from intense summer heat to seasonal storms—roof damage can happen for several reasons. Knowing when to repair and when to replace can save both time and money.

Understanding Your Roof’s Condition

Every roof ages over time, especially in Central Texas, where hailstorms, heavy rains, and high winds are common. However, not all roof damage is the same. Damage can be isolated, requiring only a targeted repair, or widespread, necessitating full replacement. Evaluating your roof’s condition is the first step to making an informed decision.

    When to Consider Roof Repairs

In certain cases, repairs are the logical choice. Here’s when you should prioritize repairs:

    1. Localized Damage

When your roof sustains damage from a single event—such as hail hitting a particular section or a tree limb falling—repairs are often sufficient. For example, if a few shingles have been torn off but the rest of the roof remains in good shape, replacing those shingles can extend your roof’s life without major expenses.

However, if the event caused widespread damage, such as a large hailstorm affecting the entire roof, replacement might be the better long-term solution.

    2. Urgency of Repairs

In situations where your roof has sprung a leak or suffered damage from a recent storm, repairs should be done quickly to prevent further issues. Leaks can lead to water damage, mold growth, and even rot in the roof deck if left unaddressed.

If your preferred roofer has a backlog, consider asking them to tarp the damaged area to protect your home until repairs can be completed. This interim measure can save you from more extensive repairs later on.

    3. Roof Appearance is Intact

If the roofing materials look healthy—shingles are retaining their granules, are flat, and not curling—then your roof may still have several years of life remaining. In this case, repairing localized issues is a smart, budget-friendly choice

    4. Plans to Sell Your Home

When planning to sell your home in Austin, you may be hesitant to invest in a full roof replacement. A well-done roof repair can maintain your home’s curb appeal without the hefty price tag of replacement.

Keep in mind that roof replacements typically offer an ROI of about 60%. So, if a new roof costs $12,000, you may recoup around $7,200 at resale. An alternative option is to adjust your home’s sale price to reflect the need for a new roof, letting buyers make their own decision about roofing materials and style.

    5. Insurance Coverage

Damage caused by a weather event may be covered by your homeowner’s insurance. However, insurers often favor repairs over full replacements unless the damage is widespread. It’s crucial to review your policy and work with your contractor to understand your options.

When a Roof Replacement Makes More Sense

Sometimes, repairs may not be enough to protect your home from Austin’s climate, particularly if your roof shows extensive wear and tear. Here are signs that replacement is the wiser choice:

    1. Advanced Wear and Age

If your roof is nearing or has surpassed 20 years of age, and you notice granule loss, soft spots, or sagging, replacement is the best long-term solution. Repairs on a worn-out roof may only delay the inevitable.

    2. Widespread Roof Damage

After major storms—common in the Leander and Austin areas—extensive damage to large sections of your roof can be costly to repair. Replacing the roof may be more practical and cost-effective in these situations.

    3. Mismatched Roofing Shingles

When replacement shingles don’t match the rest of your roof, patch repairs can look unappealing. For a consistent, attractive appearance that enhances your home’s value, a new roof may be necessary.

    4. Major Installation Issues

If your roof was poorly installed, it’s likely to develop recurring problems that repairs can’t fully resolve. Replacing the roof with proper installation ensures better performance and warranty protection.

Being a contractor myself and also spending several years in the roofing industry, I’ve seen a lot of good and bad and am very careful with who I work with on my jobs. Especially when it comes to my own home. We still had the original, low grade shingles on our home. They were getting close to 20 years old and had been through several hail storms so we finally decided to get it replaced. After having worked with Accurate and Kevin before, knowing the quality work they put out, we gave them the opportunity. I had a list of everything I wanted with our replacement, including gutter & shingle upgrades along with ridge and solar vents. Kevin never batted an eye and went to work. Having great insurance I’m sure, made things easier for he and I. Everything went smooth from beginning to end. They sealed everything up the way I wanted, cleaned up and now a year later I’m very comfortable knowing this roof is going to go the distance for my family and our investment. I will continue to refer Kevin and Accurate Roofing to my customers with confidence.

We had such a great experience with Accurate Roofing and Construction after severe hail damage impacted pretty much the entire town we live in. Kevin was very knowledgeable, and helped us choose our new roof and gutters. We never felt pressured with sales tactics, like many other companies do. Once we chose our roof and gutters, the entire process was quick and smooth. Three months later, many of our neighbors are still waiting on their new roofs, when we only waited a couple of weeks. Also, it only took about 6 hours for the crew to complete our roof, which is a little over 6,000 square feet. Plus, they didn’t leave any trash, shingles, nails in the yard. Everything was left neat, which I know has not been the case with neighbors who went with other companies. I normally don’t write reviews, but I was so totally impressed with Accurate Roofing and Construction, Kevin, and the roofing crew that I had to write one. 100% recommend.

Kevin and the team from Accurate Roofing were amazing! A friend of mine recommended them so I decided to give them a chance. They came out the same day I called. They used a drone to do an initial inspection. They went over what they found including showing me the footage. They discovered a hole that wasn't properly fixed from the last time the roof was repaired before we bought it. We went over options on what I could do. After making a decision we had an appointment to get it fixed the next day. Kevin then reached out to me about a rain storm that was supposed to come through overnight and wanted to patch the hole before the rain started. One of their guys came out at 6pm to patch the hole at no extra charge. It's this kind of service that will keep me using them for any roofing needs and I will recommend them to anyone that needs a reliable roofing company.

Understanding Roof Repair and Replacement Costs

In Central Texas, roofing costs can vary based on factors such as material choice, labor rates, and the specific requirements of your project. Here’s a breakdown of typical costs in the region:

    Average Roof Repair Cost

    • Simple Shingle Repairs: These minor fixes typically range from $7.50 to $12.50 per square foot.

    • Extensive Repairs (including underlayment replacement): For more involved repairs, costs can go up to $15 per square foot.

    Average Roof Replacement Cost

    • Asphalt Shingle Roof: The average cost ranges from $4.50 to $9.00 per square foot, with most projects falling between $5.00 to $7.50 per square foot.

    • Tear-Off Replacements: Removing old roofing materials before installing new ones tends to be on the higher end of the cost spectrum.

Generally, if repair costs exceed 30% to 50% of the price of a new roof, opting for a full replacement becomes more cost-effective, especially for roofs older than 15 years.

For a personalized estimate tailored to your specific needs, you can use Accurate Roofing and Construction’s Roof Replacement Cost Calculator below.

This tool provides a detailed assessment based on your roof’s dimensions and other factors, helping you make an informed decision.

How our Roofing Cost Calculator Works

    • Enter the approximate square footage of your home (Ground floor only)
    • Estimate the pitch of your roof (See below for more information on selecting the correct pitch).
    • Select the roofing material you would like on your roof. It’s that easy!

Our calculator will multiply the approximate square footage of your roof by the cost/sq ft. of the material you select to create an estimate of full roof replacement cost*

Estimate only. This calculator is very accurate however there are other factors that affect the actual square footage of the roofing materials to be replaced, such as roof overhangs and covered porches or patios. There are also other items such as ventilation products, flashing needs, skylights, and other accessories that can add to the cost. Therefore, a roof inspection and an actual written proposal is needed.

You can also choose to forward this information to one of our roofing experts to get a more accurate quote based on your home’s specific needs.

How to measure your roof's pitch

    • Measure a horizontal distance of 12 inches (from the outside edge of your roof directly up the slope). This is called the run of your roof.
    • Make a marking at exactly 12 inches. You can use chalk, pencil, or removable tape. Extend a level line from the 12-inch mark, suspended in air, that reaches back towards the edge of your roof.
    • Measure the distance vertically from the end of the level line downwards towards the edge of your roof. This is called the rise of your roof.
    • The rise (vertical measurement) over 12 inches of run (horizontal movement) determines the pitch of your roof. (For our general estimating purposes, a LOW pitch equals 3/12-5/12, MEDIUM 6/12-9/12 and HIGH 10/12- 12/12)
